Central Pattana sets out for 33 mixed-use projects under 110 billion baht plan for 2026 to 2030

Central Pattana Plc outlined its retail-led mixed-use strategy at its 2026 annual press conference, launching a “Future-Led Ecosystem” vision and masterplans for major projects in Bangkok, Chiang Mai, Phuket and Khon Kaen. The company said its 2026 to 2030 investment plan totals 110 billion baht, with mixed-use developments targeted to reach 33 projects by 2030.
Wallaya Chirathivat, president and CEO, said Central Pattana has operated for 45 years and currently has 142 projects: 45 shopping centres, 16 community malls, 11 office buildings, 17 hotels and 53 residential developments. She said sustainability remains central to the business, including a supply chain supporting more than 1.5 million jobs, and progress towards net-zero 2050.
Chanavat Uahwatanasakul, president, retail and development, said Central Pattana is expanding Bangkok’s “ring” of development and strengthening what it described as a Super Core CBD anchored by centralwOrld, Central Embassy and Central Park. He said Central Park is intended to connect Chidlom, Ratchaprasong, Silom and Rama IV, with plans extending towards Rama I, alongside expansion into Rama 9 and Ladprao–Phahonyothin.
Key mega-projects and timelines

Rangsit “City of the Future” (750 rai)
Central Pattana said it is planning its largest project to date in the Rangsit area, spanning 750 rai, with access to Phahonyothin Road, the Tollway and M6 Motorway (Bang Pa-in to Korat), plus connectivity to the SRT Red Line (Rangsit–Thammasat). The company cited proximity to Thammasat University, Bangkok University and Rangsit University, and said the masterplan is based on Nature-Integrated Living, Multi-Generational Living, Sustainable Living, and Walkable & Connected Living.
Central GR9, Rama 9 (73 rai; 1.1 million sqm GBA)
The company said Central GR9 spans 73 rai with 1.1 million square metres of gross building area, integrating Central Rama 9 with office buildings G Tower, R House (formerly Unilever House) and The Ninth Tower. It said the retail transformation will reopen in phases from early 2028, followed by residential and added amenities.
Ladprao–Phahonyothin “The Central District” (96 rai; 770,000 sqm GBA)
Central Pattana said it is transforming Central Ladprao and developing The Central Phahonyothin, covering 96 rai with a combined 770,000 square metres of gross building area, which it said is comparable to centralwOrld.
Projects opening in 2026

Central Northville, Nonthaburi (59 rai; 210,000 sqm GBA)
A redevelopment combining a shopping centre and the PHYLL condominium, described as Thailand’s first residential project integrating biophilic design. The retail component is scheduled to open in July 2026, with highlights including D-Sports Stadium, the largest Fitness First in Nonthaburi, and a food line-up including Solsot, Katsu Midori, Momo Paradise, Shabu Baru, Saemaeul, Eat Am Are, CHAGEE and SF Cinema.
Central Khon Kaen Campus (30 rai; 62,000 sqm GBA)
A mixed-use project integrating a shopping centre, a 33-storey PHYLL condominium and the first GO! Hotel in northeastern Thailand, near Khon Kaen University and Srinagarind Hospital. Opening is set for May 20, 2026. Tenants and features cited include Xventure, Jetts Fitness, restaurants including Shabu Baru (first in Khon Kaen) and Pasta Ama, and a mix of national and local brands.
Tourism and Eastern Bangkok master plans

Central Pattana said Central Bangna is being redeveloped as a 50-rai mixed-use project with 300,000 square metres of gross building area, scheduled for completion in Q4 2026, and cited The1 data on customer loyalty and demographics during renovation.
In Chiang Mai, it is said Central Chiangmai Airport is undergoing its largest change in 30 years, spanning 130 rai with 173,000 square metres of gross building area, repositioned as a mixed-use lifestyle destination.
For Phuket, the company referenced its Central Phuket plan, spanning 110 rai with 500,000 square metres of gross building area, positioned as a luxury destination outside Bangkok.
Portfolio performance and business expansion

Nattakit Tangpoonsinthana, chief marketing officer, said Central Pattana records more than 510 million visits annually and more than 70 million tourist visits each year, with The1 ecosystem reaching more than 23 million members.
Naparat Sriwanvit, chief finance officer and president, hotel and office businesses, said Central Pattana operates 11 Grade-A office buildings and expects to run 17 hotels nationwide by the end of 2026, including Oakwood Central Hat Yai and five new GO! Hotels in Khon Kaen, Nakhon Sawan, Chiang Rai, Chiang Mai and Ayutthaya.
Kree Dejchai, president of the residential business, said the residential portfolio is targeted to reach 53 projects across 21 provinces by 2026, citing planned developments such as the 33-storey PHYLL in Khon Kaen and a new project in Nakhon Pathom.
Central Pattana said it has invested more than five billion baht in infrastructure, public spaces and education over 45 years, and has been named among DJSI Best-in-Class real estate companies globally for eight consecutive years.
