Phuket Property: Living it up in the Ozone

PHUKET: According to chemistry and geology textbooks, “ozone” is a pale blue gas – an inorganic compound comprising three atoms of oxygen – which plays a crucial role in the earth’s stratosphere, absorbing much of the sun’s deadly radiation to make this planet habitable for humans.

Perhaps this “life enabling” property is what developer Phuket Pro Property had in mind when naming their latest project, “Ozone Condotel Kata Beach”.

Indeed, its location by itself is a key selling point; located in the Kata town center, future residents and guests will be within a stone’s throw to some of the island’s finest dining venues; hundreds of restaurants, coffee-shops and bars, banks, a post office and petrol stations.

Situated less than a kilometer from Kata Beach, or within a ten minute walk by foot, the 500-million-baht, eight-story development will offer a total of 145 units in four room types.

The basic Type A studio unit plans feature 31.39 square meter apartments that will offer “modern living… optimal size bathrooms and open-plan kitchens.” The project offers a total of 113 of these studios.There will be six one-bedroom Type B units, featuring 41.1 square meter apartments that are “more comfortable with more work space, more living area, private bedroom and balcony.” Larger Type C units are also one-bedroom apartments but sized 52.47sqm and boasting two balconies. Finally, there will be 20 Type D one-bedroom units in two variations – 41.48sqm and 43.3sqm.

All units will have a breakfast bar and a private walkout balcony, aimed at enabling guests and residents to “enjoy romantic el fresco-living, the aroma of ocean-air and the natural beauty beneath the warmth of the Phuket sun.”

As part of a promotional offering, all apartments will come fully furnished with a bed, wardrobe, air-conditioner unit and refrigerator.

The project website describes the project’s interior design concept as “a modern contemporary look… the answer for your future lifestyle… with elegant shades of color and furnishings of a high standard.”

Meanwhile, the exterior of the building is described as “modern… with quality and strong elements, surrounded by beautiful natural gardens and recreational facilities.”

Facilities will include in infinity pool on the top floor; sundeck; sky fitness club; lobby lounge, free wi-fi; 24-hour security and guarded parking.

Above all, the apartments, aimed at Western and Thai second-home buyers and investors, are reasonably priced from 69,000 baht per square meter, or starting from 2.16mn baht. This strategic lower-mid tier pricing only complements the project’s superior location.

At a recent pre-sales launch event, Mr Satchapol Thongsom, Phuket Pro Property Managing Director acknowledged an oversupply of condominium projects and units in Phuket: “According to records from the Phuket Land Office, up to October, 2013, there were a total of 4,300 condo units registered in 30-plus projects across Phuket. Of these [the titles of] only about 2,300 [units] had been transferred, meaning that about 2,000 were still waiting to be sold,” he told the press.

However, Mr Satchapol doesn’t see this necessarily as an obstacle, as he believes the location and affordable pricing and combined with his company’s dedicated post-sale service, makes the Ozone Condotel Kata Beach stand out from the rest.

Construction is set to begin in April, this year, with the completion date at the end of next year. The developer has reported a good reception of the project, with already 60% of its units reserved.
