Phuket Pads: Luxury villa shortage in south

Legacy Phuket Gazette

PHUKET: The south of the island is facing a shortage of new upmarket villa developments. There are two main reasons for this: higher land and material costs, and more buyer demand for two-bedroom to three-bedroom villas on smaller plot sizes.

However, a home is up for grabs in one of the first upmarket luxury villa developments in the south, Rawai Villas. The development still remains one of the best on the island after the outstanding Baan Bua development, which also continues to grow.

Rawai is very popular among those in Phuket’s expat community and has an abundance of restaurants, shops, boat charters and bakeries. Rawai is also very close to the famous Nai Harn Beach, just voted as one of the top five beaches in Asia by Trip Advisor.

The large, spacious four-bedroom home in Rawai Villas offers 450 square meters of interior space spread over two storeys, and sits on a full rai of land just off the southern end on Rawai’s beachfront road. It is in an exclusive, secure estate and could offer sea views with some tree trimming – the current owner prefers the absolute privacy of this ideal location.

On the upper level, you’ll find the main living areas, two bedrooms (including the master) and an office. At the center of the U-shaped design is an impressive 85sqm swimming pool and extensive outdoor entertaining areas, including a covered dining area, sala and bar. At 240sqm, the terraces increase the living area by almost 50 per cent.

The interior is beautifully fitted and furnished, with extensive full-length windows for enjoying the tropical atmosphere. The lounge has views of the swimming pool and the lily pond, which is at the back of the property. The dining area also looks over the pool, and has a secondary lounging area. The kitchen is fully fitted with all of the latest amenities, including an oven and a dishwasher.

The master bedroom is on the upper level and opens out onto a pool terrace. The master bath features a jacuzzi tub with a private rock garden view. The second bedroom on the upper level is currently outfitted as a children’s room. Both of the bedrooms downstairs feature balconies and garden access, and all of the bedrooms have en-suite bathrooms.

Best of all, this villa is in excellent condition and was designed to be lived in and enjoyed, rather than photographed. Just stroll through this extraordinary property and you’re almost guaranteed to fall in love. The land has a Chanote title deed and is offered as a leasehold through BVI Company.

Price: 39,000,000 THB / USD$1,204,075
